A Capital Reserve Plan outlines the long-term funding requirements for major repairs and replacements across all building components, not just the envelope. It includes detailed financial forecasts, funding strategies, and a schedule for future expenditures. In contrast, BECA is more concerned with the immediate physical condition of the building envelope and identifying current issues that need attention. Both assessments are essential, but they serve different purposes in the overall management and upkeep of a property.
